What are my responsibilities in a deed in lieu of foreclosure?

I own a commercial building with my life partner that we also use as a primary residence. Unfortunately, we cannot afford it as he is closing his business. It is my understanding that we are responsible for taxes, utilities and insurance if we voluntarily leave the building before foreclosure proceedings. These are well beyond his or my means as he is not even receiving unemployment and I am retired. If we can get the bank to take a deed in lieu of foreclosure, do we rescind these obligations? They are more than my income can even begin to support, and I can't hold on much longer.
